
A major industrial lease in Bucks County highlights continued growth in the region’s manufacturing and distribution sector.
Airline Hydraulics Corp., a distributor of hydraulic, pneumatic, and automation products, signed a full-building lease for 184,611 square feet at 3001 Frost Road in Bristol. The company plans to move into the facility this summer.
As a result, Airline Hydraulics expects to add 50 new jobs. The company will use the space for both manufacturing and distribution operations.
This lease marks a significant expansion. Airline Hydraulics currently operates from two smaller locations in Bristol and Bensalem, totaling about 45,000 square feet. Therefore, the new facility greatly increases its operational capacity.
At the same time, the company will consolidate its operations. Its existing leases in Bristol and Bensalem expire within the next year. This move allows Airline Hydraulics to streamline workflow and improve efficiency.
However, the company will maintain its headquarters in Bensalem. It will continue to occupy its 65,000-square-foot space on Progress Drive. In addition, a 28,580-square-foot lease on State Road, signed in 2024, will remain active.
EQT Real Estate owns the building at 3001 Frost Road. Developers constructed the property in 1990, and it includes 14,760 square feet of office space.
The location offers strong logistical advantages. It sits near the intersection of Interstate 95 and Interstate 276. Because of this, the site provides efficient access for distribution and commuting.
Overall, this expansion reflects ongoing demand for well-located industrial space in Southeastern Pennsylvania. Companies continue to prioritize larger, centralized facilities that support long-term growth and operational efficiency.
